Mr. Halpern is the Founder, Managing Partner, and CEO of Halpern Real Estate Ventures, and has over 25 years of professional experience in Real Estate investing. Mr. Halpern began his career in 1985, stepping in to lead Halpern Enterprises, one of New York's leading regional commercial and residential property owners & operators. Mr. Halpern successfully navigated the franchise through the real estate correction in the 90's. In 1994, he successfully partially exited Halpern Enterprises' commercial office portfolio through an UPREIT merger with Reckson Associates Realty, and joined the company as Executive Vice President and a member of the Board of Directors upon Reckson's public listing on NYSE. In addition to his management and corporate governance roles, Mr. Halpern founded the Reckson Opportunity Partners fund, through which he acquired and supported management to develop multiple real estate operating companies including HQ Global Workplaces and American Campus Communities. After a successful exit of HQ Global in 2000, Mr. Halpern was asked to take leadership of the company in late 2001, as it faltered during the economic downturn. Between late 2001 and 2003, he served as CEO of HQ, successfully restructuring and exiting through an acquisition by a competitor. In 2003, he was charged with launching the Real Estate Private Equity business at Marathon Asset Management. Between 2003 and 2010, he led the investment of over $1 billion of equity globally, and was responsible for the firm's multi-billion dollar real estate business. Mr. Halpern recruited a 20-member team, outperformed the relevant market averages and was invited to the $13 billion firm's leadership team as both Partner and Executive Management Committee member. In early 2010, Marathon's Executive Committee chose to refocus its strategic direction towards the liquid credit strategies business and away from the private equity business. In mid-2010 Mr. Halpern recognized the opportunity and value in a hybrid investor / operator model, and founded Halpern Real Estate Ventures. Subsequently, RW III joint-venture was formed to further develop a scalable real estate investment, operating, and advisory platform. Mr. Halpern received a Bachelor of Science in business administration, with a concentration in real estate, from the University of Colorado at Boulder.
Mr. Daniel Rubin is the Chief Operating Officer of Halpern Real Estate Ventures. Mr. Rubin has over 15 years of experience in principal investing, investment banking and restructuring, primarily in the real estate industry. Prior to Halpern Real Estate Ventures, Mr. Rubin was the founder and Managing Partner of Silverkey Capital, an independent real estate financial advisory and investment firm. Prior to that, Mr. Rubin advised and invested in several real estate operating companies, REITs and real estate investment firms on complex corporate finance transactions at various organizations including EdgeRock Realty Advisors, Lehman Brothers, and JEN Partners. Mr. Rubin started his career at Deloitte, first as an auditor and subsequently as a turnaround consultant. Mr. Rubin holds an M.B.A. degree in Finance from New York University Leonard N. Stern School of Business, an M.S. degree in Corporate Finance from University of Paris Creteil, and a B.S. degree in Accounting, Finance, and Corporate Taxation from University of Paris Dauphine. He successfully passed the French Advanced Accounting and Finance degree. Mr. Rubin is a member of the NYU Stern School of Business Alumni Council and Chair of its Finance Committee.
Daniel joined Halpern Real Estate Ventures in 2013. Prior to joining HREV, Daniel spent two years at Rubenstein Partners, a Philadelphia-based real estate private equity firm focused on value add office investments and advisory services throughout the Eastern United States. At Rubenstein Partners, Daniel was responsible for providing analytical support for all phases of the investment process- from acquisition underwriting to investment and business plan execution. Prior to joining Rubenstein Partners, Daniel was a senior analyst at CubeSmart, a publicly traded REIT that owns and operates over 400 properties across the United States. Daniel received a Bachelor of Science in Economics with concentrations in Real Estate, Finance, and Entrepreneurship from the Wharton School of the University of Pennsylvania.
