Background: In July 2019, Halpern entered into a Joint Venture agreement with a local operating partner to acquire two parcels of land, GWS and MHE. GWS is a 1.1-acre development site located at 4001 Walnut Street (GWS Phase I) and 4003 Walnut Street (GWS Phase II). MHE is a 1.7-acre adjacent development site located at 4000 Walnut Street. The development sites are in downtown Denver's River North (RiNo) neighborhood, one of the city’s most in-demand submarkets experiencing significant public and private investment. The transit-oriented developments are two blocks from the new 38th & Blake Street light rail station and offer proximity to Interstate 70 and Interstate 25. Together, the three developments will create an urban live-work-play destination, bringing speculative office space, multifamily residential units, retail space, and parking to RiNo’s rapidly developing northeast end.

Description: 4000 Walnut Street has preliminary plans for a 12-story, 487,120 GSF multifamily development with 448 units, parking, and ground-level retail space. The building will feature 16,000 GSF of amenity space, including a 5,500 GSF roof deck on the 13th floor with views of downtown Denver and the Colorado Rocky Mountains.
