Background: In July 2019, Halpern entered into a Joint Venture agreement with a local operating partner for the acquisition of two parcels of land, GWS and MHE. GWS is a 1.1-acre development site located at 4001 Walnut Street (GWS Phase I) and 4003 Walnut Street (GWS Phase II). MHE is a 1.7-acre adjacent development site located at 4000 Walnut Street.
The development sites are in the River North (RiNo) neighborhood of downtown Denver, one of the city’s most in-demand submarkets that is experiencing significant public and private investment. The transit-oriented developments are two blocks from the new 38th & Blake Street light rail station and offer proximity to both Interstate 70 and Interstate 25. Together, the three developments will create an urban live-work-play destination, bringing speculative office space, multifamily residential units, retail space, and parking to RiNo’s rapidly developing north-east end.
Description: 4001 Walnut Street is in a certified Opportunity Zone, one of the only Opportunity Zones located in Denver’s downtown core. Halpern is proceeding with its development plan for a Class A five-story, 125,000 SF speculative office building. 4001 Walnut Street is being designed for the post-COVID-19 world and emphasizes tenant health & wellness, innovation, and optionality as to how conventional space is allocated. 4001 Walnut Street will be designed for interconnectivity with 4003 Walnut Street (Phase II).
