Background: In February 2020, Halpern purchased the development site located at 1650 West Girard Avenue, an Opportunity Zone site in the emerging Fairmount neighborhood of downtown Philadelphia. In conjunction with acquiring the site, an affiliate of Halpern made an equity investment in the adjacent site located at 1600 West Girard Avenue, which consists of the recently renovated 88-unit apartment building with retail space (The Civic).
Description: The development plan is for a seven-story building with 208 multifamily units, 70 parking spaces, and 3,600 SF of ground-level retail space. The building design will feature units and an amenity program that offers a variety of outdoor spaces and considers the potential for a higher remote workforce. The building will provide an elevated experience for tenants, creating an actual live-work environment and addressing the demand for high-quality living.
Status: Construction documents. Halpern is preparing to launch its capital raise for 1650 West Girard Avenue.
