4003 Walnut Street
Denver, CO | Opportunity Zone | Multifamily Residential
A transit-oriented development in the River North neighborhood of Denver, CO, with plans for a Class A multifamily residential building
Background: In July 2019, Halpern entered into a Joint Venture agreement with a local operating partner to acquire two parcels of land, GWS and MHE. GWS is a 1.1-acre development site located at 4001 Walnut Street (GWS Phase I) and 4003 Walnut Street (GWS Phase II). MHE is a 1.7-acre adjacent development site located at 4000 Walnut Street. The development sites are in downtown Denver's River North (RiNo) neighborhood, one of the city’s most in-demand submarkets experiencing significant public and private investment. The transit-oriented developments are two blocks from the new 38th & Blake Street light rail station and offer proximity to Interstate 70 and Interstate 25. Together, the three developments will create an urban live-work-play destination, bringing speculative office space, multifamily residential units, retail space, and parking to RiNo’s rapidly developing northeast end.
Description: 4003 Walnut Street (Phase II) is in a certified Opportunity Zone, one of the only Opportunity Zones in Denver’s downtown core. Halpern is proceeding with its Phase II development plan for a 17-story multifamily development with 310 residential units, retail space, and automated parking. The development is designed for interconnectivity with the Phase I office building (4001 Walnut Street) and will create programmatic cost and revenue synergies. The 17th floor will include penthouse units, amenity space, and an exterior roof deck with a pool with unobstructed, 360-degree views of downtown Denver and the Colorado Rocky Mountains.
Status: Schematic design complete.
